Project Commissioning Engineer - Building Automation System (BAS)

Role Purpose

Plan, coordinate, witness and document commissioning of the Building Automation System (BAS) and its interfaces with mechanical, electrical, life-safety and monitoring platforms on a major data center project. The role verifies that databases, networks, points, graphics, alarms, trends, sequences and integrations are complete, accurate and stable, and that system operation meets approved control narratives and Owner/Tenant requirements. The position serves as the commissioning team's controls-integration specialist.

Key Responsibilities

• Develop and execute BAS commissioning procedures for network, database, point-to-point, graphics, alarms, trends, sequences and integrations.
• Coordinate controls readiness and testing with Mechanical and Electrical Commissioning Engineers, contractors, vendors and operations.
• Verify approved sequences of operation under normal, alarm, failure, recovery and seasonal conditions.
• Manage controls deficiencies, software/configuration evidence, retesting and final record turnover.
• Report BAS and integration readiness, constraints and risks to the Project Commissioning Lead.
• Review controls architecture, shop drawings, points lists, network diagrams, control narratives, sequences, graphics standards and integration matrices for completeness and testability.
• Establish BAS subsystem boundaries, test packs, prerequisites and test-data requirements aligned with the project systemization plan.
• Verify panel installation, power, network connectivity, addressing, controller/database versions and backup/restore provisions.
• Witness sensor and actuator calibration, point-to-point checks, command/status verification, alarm routing, trend intervals and graphics accuracy.
• Develop and execute functional performance tests for HVAC equipment, plant optimization, lead-lag, staging, resets, safeties, interlocks and failure recovery.
• Coordinate interfaces with EPMS, DCIM, fire alarm, leak detection, lighting controls and other platforms within the contracted scope.
• Use trend data to validate stable performance and diagnose sequence, sensor, network or integration issues.
• Maintain software/configuration change records and ensure approved backups, as-built points lists, licenses and user access information are turned over.
• Support integrated systems testing, demonstrations, operator training and seasonal/deferred tests.
• Ensure remote access, cybersecurity and credential handling comply with project and Owner/Tenant requirements.

Professional Experience & Education

• Bachelor's degree in Controls, Electrical, Mechanical, Building Automation or related Engineering discipline; equivalent controls and commissioning experience may be accepted.
• Typically 5+ years in BAS/controls engineering, integration, start-up or commissioning.
• Required experience commissioning complex HVAC controls; data center or other mission-critical experience strongly preferred.
• Demonstrated point-to-point, sequence, alarm, trending and systems-integration testing.
• Preferred experience with major BAS platforms, IP-based controls networks, EPMS/DCIM interfaces and digital completions tools.

Specific Skills & Knowledge

• Controls architecture, DDC logic, instrumentation, network fundamentals and sequence validation.
• Ability to read control schematics, points lists, narratives, wiring diagrams and mechanical/electrical documents.
• Trend analysis, functional test scripting and systematic troubleshooting.
• Understanding of access control, backups and configuration management for operational technology.
• Clear coordination and documentation across multiple disciplines.

Travel & Working Environment

The position is site-based in Lisle, Illinois, with travel to factories, vendors or other project locations as required. The role requires regular work in active construction and commissioning environments and the ability to safely access project areas, use required PPE, communicate effectively in field conditions and visually inspect installed work and test indications.
